Aspen’s geography and strict zoning laws limit the availability of land for new construction.
Surrounded by mountains and protected public lands, opportunities for building are scarce. This limited supply, combined with strong demand, has driven property prices to some of the highest levels in the country.
As of January, the Aspen Board of Realtors’ local market update shows that the average sales price for a single-family home in Aspen has increased to just over $24 million, up 33% from 2025, when the average was nearly $18.2 million.
