Denver Summit FC has leased 10,467 square feet of office space at Mercantile Square for its corporate headquarters, establishing a permanent base in Lower Downtown as the team prepares for its inaugural 2026 season in the National Women’s Soccer League.
Owned and operated by Rob Cohen and a group of local and national investors, the new Colorado women’s professional soccer club is expected to occupy the space early this year.
“Our search for office space in downtown Denver was about more than square footage, it was about establishing a true home for this club,” Denver Summit FC President Jen Millet said. “Denver Summit FC is rooted in community, and it was essential that our headquarters reflect both our ambition and our commitment to the city we serve. … We ultimately secured a downtown home that enables high performance, fosters connection and reflects our long-term commitment to Denver’s urban core.”
Mercantile Square, located at 1550 Wynkoop St., was originally known as the C.S. Morey Mercantile building.
Constructed in the early 1890s and renovated in 2013, it was the first major warehouse built in Denver following the silver crash, according to a CBRE listing brochure.
Designed by Gove & Walsh, the building once housed a spice grinding mill, roasting plant, extract laboratory and print shop. Morey manufactured, packaged and marketed a wide range of products, including food items, brooms, writing tablets, matches, snuff, chewing tobacco and cigars.
The more than 100,000-square-foot building sits across the street from Union Station in LoDo and is near a variety of dining, hotel and public transportation options.
Over the years, the property has attracted a range of prominent tenants, including Denver bookseller Tattered Cover, which once occupied two floors before downsizing to the first floor in 2013 and ultimately leaving the building in 2020.
CBRE Senior Vice President Anthony Albanese and Associate Alex Buck represented Denver Summit FC in the transaction. The landlord, Morey Mercantile LLC, was represented by CBRE Senior Vice President Sarajane Goodfellow.

The LoDo micromarket in Denver’s downtown experienced the largest change in total vacancy in the fourth quarter of 2025 after falling to 19.3%, according to CBRE research.
